The cottage village of Grafskie Prudy is surrounded by a forest area of more than 800 hectares. This array is 300 years old and ponds are more than 200 years old. The same number of years of the name «Count's Ponds». Agree, it is quite a rare case when the name of the village is not invented by marketers, based on their ideas about the beautiful or their own interpretation of history. There are 5 ponds in total, two of them are located inside the village, the rest are next to it.
The ponds were equipped so that the horses could get drunk while hunting, and the riders could relax on the shore. Moose, roe deer, wild boars, and foxes still live in the forests around the Count's Ponds. Hares and squirrels run into the village with enviable regularity. They belong to that small privileged group of guests that security lets into the territory. The concept of the village is based on 2 principles: Authenticity and Trouble-free. Authenticity is, first of all, the absence of imitation. Real history, good ecology, a diverse selection of land plots that give a sense of spaciousness and freedom.
The project occupies an area of 52 hectares, designed for 110 households. The architectural concept is based on the unique style of the famous American architect Frank Lloyd Wright. This direction is characterized by clean architecture, straight geometry of the roof and forms, large areas of glazing. The village offers 6 house designs, each available in 4 variants. The square footage of residences is from 390 to 900 sq.m. All cottages are built to the strictest standards and boast comfortable layouts, original facades, high quality materials. Among the most sought-after objects are water and forest offers.
Special attention was paid to landscaping and filling when planning the cottage settlement. In the middle of the territory there is a wide boulevard leading from the main checkpoint to the central reservoir. This green area is decorated with paved paths, hedges, sculptural compositions, flower beds, fountains. Recreation areas, a beach, a boat station are planned near the water. The internal infrastructure includes a bakery, a sports ground, an online supermarket. In winter, a ski trail is laid around the complex for residents, and in summer you can enjoy cycling along specially equipped paths or woods.
Shopping complexes, Vnukovo International School, kindergartens, sports and leisure center and other infrastructure facilities are represented in the neighboring villages of Pervomayskoye and Rogozinino.
